With a private hot tub, stone gas fireplace, multiple outdoor spaces, and easy access to year-round mountain adventures, Alpine Getaway is the perfect home base for your next Colorado vacation.

-The Space-
Discover a light-filled, open-concept living space featuring vaulted ceilings and an abundance of windows that showcase the surrounding mountain scenery. The inviting living area is centered around a beautiful stone gas fireplace, creating the perfect place to gather after a day of skiing, hiking, biking, or exploring Grand County. The upper-level primary suite provides a peaceful and private retreat, while two additional bedrooms are located on the lower level, along with a washer and dryer. Two outdoor decks are available with plenty of seating, an outdoor TV, propane grill and a private hot tub beneath the tranquil Colorado sky.

-Bedrooms & Sleeping Arrangements-
• Upper-Level Primary Suite: Private bedroom located on the upper level: King Bed, TV in suite
• Lower-Level Bedroom 2: Bed Queen Bed, TV in closet
• Lower-Level Bedroom 3: Twin Bunks with additional trundle bed

-Bathrooms-
• Full Bathroom: One full bathroom with standing shower in master suite
• Full Bathroom: One bathroom with tub/shower combo on lower level
• Half Bathroom: One convenient half bathroom on main level

-Kitchen & Living Area-
The open kitchen flows naturally into the dining and living areas, making it easy for everyone to spend time together.
The kitchen includes all of the essentials needed to prepare everything from a quick breakfast to a relaxing family dinner. Complete with a large dining table and additional barstools to ensure that everyone has a place to enjoy their meals.

After a full day in the mountains, settle into the comfortable living area, enjoy the warmth of the stone gas fireplace, or take in the beautiful views through the home’s expansive windows.

-Outdoor Living-
• Private hot tub for up to 5 people
• Two decks with mountain and valley views
• Covered upper-level patio with couch, propane grill, and outdoor TV
• Walkout access from the lower level

-Granby Ranch Location-
• Ranch amenity access to community hot tub, pool, gym and clubhouse for guests is $20 per day for adults and children over 8 years old. Passes can be purchased at the clubhouse.
• Granby Ranch skiing and snowboarding (Approx two minutes away)

• Hiking and mountain biking trails
• Nordic skiing
• Fishing and outdoor recreation
• Approximately 30 minutes from Winter Park
• Approximately 30 minutes from Grand Lake and Rocky Mountain National Park

-Important Home Information
• This is a three-level townhome with interior stairs.
• The home is located at the end of a quiet cul-de-sac and backs to open space.
• 4WD or AWD and/or snow tires are required during the winter months.
• Winter driving conditions can occur anytime from October 1 through June 1.
• This home does not have air conditioning, which is common for homes in our high-alpine area.

-Winter Arrival
Please be prepared before beginning your drive to the mountains. Four-wheel-drive or all-wheel-drive vehicles are highly recommended. Although the main roads are typically well-plowed, residential areas may require traveling over hills and roads that are not maintained as frequently. Chain and traction laws for non-commercial vehicles can be put into effect at any time. We do not recommend driving Berthoud Pass in a front-wheel-drive vehicle unless you are comfortable installing chains yourself. Weather and driving conditions can change rapidly. We are unable to provide refunds related to weather or road conditions, so please plan accordingly.

-Property Policies
• The minimum age requirement to rent this home is 25.
• Maximum Occupancy: 8
• Pet friendly - A maximum of one dog is permitted. No exceptions will be made, and private messages requesting exceptions will be declined.
• Smoking is not permitted.
• Parties and events are not permitted.
• Guests must follow all Granby Ranch community and HOA rules during their stay.
