Policies:
- Minimum age requirement to rent this home is 23
- 4WD or AWD and/or Snow Tires required during winter months. Winter conditions can occur anytime Oct. 1st - Jun 1st.
- This home is not pet friendly – NO exceptions will be made per HOA regulations
- This home is non-smoking
- No parties or events
- Carport is built for one car but can accommodate two if parked in tandem (one behind the other).
- Two sets of stairs required for access - 2nd Floor unit

Cancellation Policy:
Cancellations made prior to 30 days of your arrival date for stays of 6 nights or less will incur a $50 cancellation fee and forfeit the non-refundable booking fee. Cancellations of reservations of 7 nights or more, prior to 30 days before your arrival date incur a $200 cancellation fee and forfeit the non-refundable booking fee. For cancellations within 30 days of arrival date the entire amount is non-refundable for all reservations.

Winter Arrival:
Please be prepared before beginning your drive to the mountains! Four-wheel drive or all-wheel drive vehicles are highly recommended. Although the main roads are usually plowed well, many residential areas require traversing steep hills on dirt roads that are not as maintained. Keep in mind that chain and traction laws for non-commercial vehicles can be put into effect at any time. We do not advise driving Berthoud Pass in a front-wheel drive vehicle unless you a comfortable putting chains on yourself. Weather and driving conditions may change rapidly. We will not accommodate refund related to weather or road conditions, please plan accordingly.

This was a great spot for us - two couples - to explore Grand Lake hiking and lake activities (stand up paddle and swimming).

This condo was acceptable accommodations for our family of 4. The property was immaculately clean and looked exactly as photos featured. Clearly not a property often visited by owner. There were items in kitchen cabinet that expired in 2025, interesting since property purchased in 2026. Condo could definitely use an update - popcorn ceilings, minor stains on carpet, carpet in sauna(!), hollow wood doors hanging from ceiling tracks in bathrooms and closets. Furniture is what one would expect from a short term rental. Bed in primary was comfortable but my teenager couldn't sleep the entire time we were there bc of mattress in 2nd room. And this is a kid that can usually fall asleep anywhere. Water pressure in shower was excellent. Kitchen had everything we needed. If 3 night's stay didn't cost more than an entire month's mortgage, would perhaps not be so picky. That said, we did stay over 4th of July weekend, so obviously most expensive time to visit and it is lakeside within walking distance to all of downtown.

We did want to clarify that the owner does regularly enjoy the property, and while décor and finishes are certainly a matter of personal preference, the home is priced competitively for the building, especially given its lakefront location and walkability to downtown. As you noted, Fourth of July is one of the busiest and most expensive weekends to visit Grand Lake. We appreciate your comments regarding some pantry items and will be sure to look into those - Grand Mountain Rentals
