Enjoy direct access to Grand Lake, a private sandy beach available to Lemmon Lodge guests only, and an unbeatable location within walking distance of downtown.

Step inside and feel right at home on the cozy main level. The comfortable living area features a gas fireplace, plush seating for four, and a Smart TV with Roku for endless entertainment. The open kitchen is stocked with all the essentials, making it easy to enjoy home-cooked meals or plan your day’s adventures. A convenient half bathroom completes the main level. Just off the living room, the charming front porch offers comfortable seating and a peaceful place to sip your morning coffee or enjoy the fresh mountain air. Upstairs, you’ll find two inviting bedrooms designed for restful nights, along with a full bathroom conveniently located in the adjoining hallway.

• Primary Bedroom: One king bed and a Smart TV
• Bedroom 2: Two full beds and a Smart TV

• Upstairs Bathroom: Full bathroom with a shower and bathtub combination
• Main-Level Bathroom: Convenient half bathroom located off the kitchen

-Kitchen & Living Area-

The open kitchen includes all the essentials needed to prepare meals at home, while the cozy living area provides a comfortable gathering place after a day of exploring Grand Lake. Relax beside the gas fireplace, stream your favorite shows on the Smart TV with Roku, or step outside onto the front porch to enjoy the peaceful mountain setting.

-Outdoor & Community Amenities-

A short stroll through the beautiful Lemmon Lodge community brings you to a variety of exclusive amenities available only to registered Lemmon Lodge guests and owners.

• Private sandy beach with direct access to Grand Lake for Lemmon Lodge guests only
• Access to the North Inlet River, offering some of the area’s best fishing
• Community fire pit
• Horseshoe area
• Boat docks (reservation needed)
• Cozy private front porch with seating
• Walking distance to downtown Grand Lake’s shops and restaurants

*Lemmon Lodge #30 is also available to rent through Grand Mountain Rentals. Located approximately 30 feet from Lemmon Lodge #4, it can accommodate up to 10 additional guests, perfect for larger families or groups traveling together.

-Important Home Information-

• This home comfortably sleeps up to six guests.
• Boat slips may be rented through Lemmon Lodge management. Advance reservations are required, and availability is not guaranteed.
• The home has a charcoal grill. Grill use is subject to local fire restrictions and bans.
• 4WD or AWD and/or snow tires are required during the winter months.
• Winter driving conditions can occur anytime from October 1 through June 1.
• This home does not have air conditioning, which is common for homes in our high-alpine area.

-Winter Arrival-

Please be prepared before beginning your drive to the mountains. Four-wheel-drive or all-wheel-drive vehicles are highly recommended. Although the main roads are typically well-plowed, many residential areas require traveling over steep hills and dirt roads that may not be maintained as frequently. Chain and traction laws for non-commercial vehicles can be put into effect at any time. We do not recommend driving Berthoud Pass in a front-wheel-drive vehicle unless you are comfortable installing chains yourself.

-Property Policies-
• The minimum age requirement to rent this home is 25.
• Pets are not permitted in accordance with HOA policy. No exceptions will be made, and private messages requesting exceptions will be declined.
• Smoking is not permitted in accordance with HOA policy.
• Parties and events are not permitted.
• Fishing from the boat docks is not permitted in accordance with HOA policy.

Have been visiting Grand Lake for many years and always wanted to stay in Lemon Lodge. This unit certainly lived up to expectations! Clean, comfortable, well-appointed, updated kitchen and bathrooms, excellent beds and linens and CHARMING! The stairs to bedrooms could be a challenge for some but secure handrails to assist. Loved the private beach and family atmosphere. Pricey--but the location is probably the most outstanding feature with everything in town totally walkable.

This unit was very nice with everything you need - especially with regards to the kitchen/cooking. Beds were great too. If planning to grill, bring charcoal and lighting fluid (we left extra for next guest). If you are looking for lake views, might want to call rental company for assistance. Check in and out was a breeze and staff was very nice & responsive.
