**This cabin is located in the Town of Grand Lake, NOT Estes Park**

This beautiful, newly decorated 4 bedroom, 2 bath home is a fabulous combination of tasteful decor, comfort and convenience. The heart of the home is its large great room featuring the living room with gas stove, dining area and kitchen. Perfect for the family to gather at the end of the day and share stories of their adventures in Grand Lake. This property is on a huge lot with a fire pit and outside seating areas. As well, there is ample parking for cars and snowmobile and boat trailers. There is also a large deck with a gas grill. Conveniently located in town where you will be able to walk to the lake, boardwalk, restaurants and theatre. Also, located close to the snowmobile trail out of town. This unit does have Cable TV and Wi-Fi.

Cancellation Policy:
Cancellations made prior to 30 days of your arrival date for stays of 6 nights or less will incur a $50 cancellation fee and forfeit the non-refundable booking fee. Cancellations of reservations of 7 nights or more, prior to 30 days before your arrival date incur a $200 cancellation fee and forfeit the non-refundable booking fee. For cancellations within 30 days of arrival date the entire amount is non-refundable for all reservations.

Winter Arrival:
Please be prepared before beginning your drive to the mountains! Four-wheel drive or all-wheel drive vehicles are highly recommended. Although the main roads are usually plowed well, many residential areas require traversing steep hills on dirt roads that are not as maintained. Keep in mind that chain and traction laws for non-commercial vehicles can be put into effect at any time. We do not advise driving Berthoud Pass in a front-wheel drive vehicle unless you a comfortable putting chains on yourself. Weather and driving conditions may change rapidly. We will not accommodate refund related to weather or road conditions, please plan accordingly.

My family liked the rental cabin very much. Everyone enjoyed skiing all around the lake, hiking with snow shoes, tubing at the Nordic Center with the young ones and skiing at the Nordic Center. Lots to do outside for all ages and that's what we like to provide for our families.

We love staying here when coming to Grand Lake. Perfect location close to town and beautiful views from wrap around deck. Has well stocked kitchen, new appliances and updated furniture which was a pleasant surprise. Plenty of room for 8 of us. Showers have good pressure and beds are comfortable. Place is very clean.

We enjoyed our stay here. It was a great location. I loved the layout of the house. At night you could hear live music playing from some place nearby. Would definitely stay here again.

Great cabin close to town and not too far from the beach. Perfect for a large group to gather and still feels homey. We had a great time!

This was a great house for the 6 of us. Easy walk to town for activities and food. Enough room to spread out and still be close. The kitchen was well equipped with plates, cups, cooking utensils etc. Nice deck to watch sun rise. A great summer vacation.

This is a perfect home for some quiet family time. The house has a nice layout and plenty of space for all to be a part of everything going on in the main living space on the second floor. But also has nice space for smaller more quite moments in TV/Game room downstairs. The main living space is very open and nice sized, not cramped, with plenty chairs so everyone can sit around the table and eat, play games... has a peaceful view out the kitchen and living room windows. The house is located a very quiet neighborhood, walking distance to the quant town of Grand Lake, or to the tubing hill, with plenty parking. Felt like home away from home. Kitchen was well equipped and it is my understanding that the appliances will be replaced this winter. <br/> Mountain Homes Rental staff was very accommodating and helpful, but not bothersome in any way. Lovely experience from start to finish!

Wonderful place to stay! Proximity to the town and trails is fantastic.<br/><br/>Some furnishings need attention or updating, for example, three table lamps in the lower level bedrooms are unusable as they are missing on/off switches.Pros: place and location was great!Perfect for our group. Would love to stay there again. Staff very friendly and helpful. <br/> Cons: need to replace stove(two burners and oven didn’t work properly or not at all). Blender missing sealer ring. Pans need updating. A couple of casserole dishes would be helpful. Shower curtain rod in downstairs bathroom needs to be moved up higher so curtain doesn’t lay in bottom of tub. (Someone could slip on it.) <br/>

House was very clean and has nice layout for family of 8. Showers had good water pressure. Outside deck was nice and had a well working gas grill. Bring extra paper towels,cascade, and trash bags. Very limited supply there.

We had a GREAT time. There was plenty of room for our group, 3 teens and 4 adults. The property was clean and roomy, and just off the main street, so we walked to restaurants, shops and the lake.

The floor plan was perfect for our family. Son and family were happy in lower level portion ( three beds, bath with tub, and small TV / play area) while my husband and I had. <br/>Privacy in the upper floor bed with bath. The house was clean and comfy. The kitchen needs an upgrade. Electric range sometimes did not heat. Pots,pans,silverware, dishes were fine. A few additions to the prep utensils are needed. A spatula for indoor use, chef and paring knives ( sharp) , soup ladle A surprise was baby/toddler bowls and spoons. <br/><br/>The view of town and proximity to downtown and the park were perfect. We Easy walk to the Lake. <br/><br/>The management company was excellent. Helped find baby equipment rentals and checked up on us at the property to make sure everything was going well <br/><br/>We would recommend this property to another family and return again if we visited Grand Lakes again

We have been to Grand Lake many times but this is the first time staying in town. We had a great experience and the house is in a great location that is quiet and off on it's own but yet one block from the main street. Very close to all the activities in the area, winter or summer. If you are snowmobiling you can leave right from the house to get to the trails. Summer you can walk to the lake and summer rentals. Plenty of parking if you are towing toys or have more than one vehicle. Nice house with plenty of room for our family of 4 and 2 small dogs. House was clean and had everything we needed for our 5 night stay. The only issue we had was the main door was difficult to get open because of the door latch. We will certainly stay here again.

My family stayed in this rental over Labor Day weekend, 2021. We had a great time. The layout was perfect for our family. The house was clean and the beds were comfortable. We loved the location for this trip, because we walked to dinner, the lake, and for ice cream.

We thoroughly enjoyed our stay in this mountain house. It's conveniently located near the center of the main entertainment district. We only used two of the bedrooms, but the beds were comfortable. The bathrooms were neat and clean, and each had a full shower. The kitchen includes ample tableware and cookware, along with some very basic spices. (If we were planning to really cook, we would prefer to bring the necessary groceries from out of town, since the local grocery stores are very limited.) There is seating along the kitchen counter, along with a dining table. There is seating along the upper deck, and the house has large windows that open easily. The large screen TV was viewable from just about everywhere in the living and dining room. I rate the cleanliness just under "spotless," insofar as the current road construction made it difficult to eliminate all dirt tracked in and dust blowing in. Overall, we really liked this house, and would stay again.

Dirty bed sheets

In general it was a cute small cozy cabin we enjoyed our stay but, we noticed that 2 of the bed comforters had big stains on them. Also one of the beds was covered in dog hair. We love animals but, it was frustrating to lay our heads on a bed with a bunch of dog hair. I hate sounding like a Karen but shower tubes seemed dirty as well. Aside from looking dirty, you could feel the soap scum on the walls.

We would have been happy to send housekeeping back over to address any major issues. The comforter on the king bed was actually just cleaned and the stain proved difficult to remove, we will be looking into a replacement.

We had a great time! We stayed here with our toddler, another couple and their toddler and the house was well set up for that. Super close walking distance to town, clean/well maintained, nice sitting area, ample parking, easy to work with the property management company. We would definitely stay again with a similar group. This cabin was so nice for our family of four, and two grandparents. We also were able to bring our dogs who loved it there! The layout of the cabin is really nice and conducive to multiple families. The location is right at the end of town but it’s pretty and feels secluded but you can walk everywhere. It also doesn’t face a store or anything so you feel like you’re almost in the woods. The fire pit is really nice too. House was super clean and comfortable. This cabin has everything you need!

We have always enjoyed coming up to Grand Lake, We have been staying at this house for a few years always nice. Great location it is just a bummer they built the condos across the street and widened the street.

The check in process was great, very helpful and friendly staff. The house was close to town, with ample parking and clean. It is very clearly a rental as there was no salt, and other basic pantry items in the house, no dishwasher detergent (when the rental agreement states this is provided) and there is 1 towel per person only. The coffeemaker was missing a piece. Overall the house met our needs well enough but was missing personal touches of home.

You're right! We do provide dishwasher detergent, I'm so sorry. If you would have given us a phone call we would have been happy to run dishwasher detergent, additional towels and a different coffee maker out to you. Hope you come back to see us again.

Our two grown children and their families joined us in this lovely home in Grand Lake CO. There was room for the grandchildren (ages 6-11) to sleep, play and even watch their own TV/DVR, though they were having too much fun to leave the rest of us very often. This home had everything we needed, included games, puzzles, etc. The location was perfect...we could walk anywhere in town, hop on a wide range of trails, and were just down the street from an amazing city park. We will definitely rent through VRBO again and probably return to this home in the future.

This is our 3rd year staying at Park Av. We always enjoy the space. Granted there is construction in the area but it was not terribly disruptive during our visit and the rental agent was communicative about this so we knew what to expect. We will return!

This was our third year in this house and I would recommend it to anyone. Grand Lake is a beautiful mountain town and the home is very nice, very clean and well kept, and conveniently located. This year there were some issues associated to construction occurring in the immediate area, but Ralph and Calise, the property managers, were exceedingly accommodating, as they always are. They are a big reason we have continued to come back to this property. They will do everything they can to make certain you have a great trip.

The property was fantastic and very spacious; while we weren't able to use the fire pit there is one on site. The whole area has a very private feel but is just steps from the main street and easy to walk anywhere

It has become a family tradition for us to spend 3 nights every summer in Grand Lake. My parents started it and now we continue with sharing the experience with our grandkids. Park Ave. is a perfect house that provides bedrooms for mom; dad and kids on lower level and nana and papa on the main level. We were within walking distance of downtown shopping; lake; and other activities which allowed for everyone to come and go as they chose. So clean and well equipped; home away from home! We have stayed in many different locations but find Park Ave. to be our favorite!

We had a great time in Grand Lake, as we always have in the past. The home is very nice and the location is convenient. The property managers, Ralph and Calise, are the sole reason we continue to come back to this property, as they add a great deal of value in helping with things such as a non functioning grill, etc. They add value over VRBO. ...And they are very nice people.<br/><br/>The one thing that would improve the experience is it would be nice if the price/night was lower. It is the only thing that will cause us to consider an alternate on our next stay.

We were here for a 3 night stay, came in for a wedding. Six adults stayed here, there was plenty of room in the 4 bedrooms. This home was beautifu, spacious and very clean. While there we saw few deer an elk and a black bear wander by the property. The place is just a block from the main drag, with activites and eating within walking distance. The staff at the rental office were very helpful and accommodating. Would reccomend this place to anyone comming to this area. Also the scenery around this property was just beautiful.

We had 8 people staying and all had an excellent experience despite the rain every day. The house is in fine condition. I would recommend staying here to others and definitely would come back. The location is excellent for walking into town and hiking in the hills.

This property was right on. A perfect family weekend getaway for a 60th birthday celebration. Clean, comfortable, walkable to Grand Street. I'm a "hard grader," but even so, Park Avenue definitely exceeded expectations. A perfect setting to explore Grand Lake on our first trip there.

Our stay in Grand Lake at the Park Ave, property was outstanding! The house is spacious enough and having the kitchen so well stocked with dishes and accessories was a plus. Nordic Center and snowmobiling was close, the restaurant choices in Grand Lake were outstanding, and the town Christmas spirit was alive and well, with music in the background everywhere we went when we walked, shopped, and just enjoyed snowmobiles and vehicles travel through town.

Superb service from the leasing/management company. They were extremely helpful and friendly. This rental is extremely well maintained, has every convenience you can imagine, and is extremely comfortable for as many as 7 or 8 occupants. We were delightfully surprised with the comfort and ease of feeling right at "home" in this rental. It is one of the nicest we have every experienced, and we will definitely rent again. Location could not be better, one block from main thoroughfare of Grand Lake, easy walking distance to lake, restaurants, shopping and not-to-be-missed Rocky Mountain Repertory Theater! Wonderful wrap around 2nd floor balcony is great for stargazing. We loved cooking out on the grill, plus sitting around the stone firepit making s'mores. This rental is perfect for extended stays in beautiful Grand Lake.

We spent some days in Grand Lake with friends who came over from Europe. The property was very clean and in a great location: within walking distance to main street shops and lake but quiet enough. Perfect location as we like to walk to downtown, to the lake, the park,.....The layout provided grand kids and parents to be on the lower level while nana and papa had their own bedroom/bath upstairs. Also, off the Main Street so we enjoyed no noise. Plenty of room to play outside. Opportunity to grill.

House was great nice n clean loved the location many pluses at the home cozy n warm by the fire place dislikes are missed curtains in living room got really bright and also the only snd biggest complain was its a great place for your peys to visit with you but the owners next door dogs were nrver on a leashsas I understand there are leash laws but I also understand that's how mountain living is was just conserned with my dogs and other dogs meeting as we were packing up one of my dogs got off her harness I was yelling for help feom my friends to round up my dog as I was chasing her around just was, worried about her meeting new dogs without me but other than that loved it wouod stay again just need to be aware of others pets as, well as mine thanks again
