Cancellation Policy:
Cancellations made prior to 30 days of your arrival date for stays of 6 nights or less will incur a $50 cancellation fee and forfeit the non-refundable booking fee. Cancellations of reservations of 7 nights or more, prior to 30 days before your arrival date incur a $200 cancellation fee and forfeit the non-refundable booking fee. For cancellations within 30 days of arrival date the entire amount is non-refundable for all reservations.

Winter Arrival:
Please be prepared before beginning your drive to the mountains! Four-wheel drive or all-wheel drive vehicles are highly recommended. Although the main roads are usually plowed well, many residential areas require traversing steep hills on dirt roads that are not as maintained. Keep in mind that chain and traction laws for non-commercial vehicles can be put into effect at any time. We do not advise driving Berthoud Pass in a front-wheel drive vehicle unless you a comfortable putting chains on yourself. Weather and driving conditions may change rapidly. We will not accommodate refund related to weather or road conditions, please plan accordingly.

We enjoyed our stay at Lazy Moose and appreciate the work of your staff in making our stay memorable. We plan to return in the next 6 to 12 months. We loved the views, nice kitchen, having a gas BBQ available and the modern design of the house. During coffee one morning a moose walked by the front yard! An important suggestion for the owner. We make these suggestions in an effort to make guest stays more comfortable. In the case of the Lazy Moose property it was very uncomfortable inside during the late afternoons and evenings because of the temperatures that reached 80 degrees regardless of whether the windows were open or closed. Our thought was that it would cool down in the evening hours and we could open the windows to bring in some cool dry air. But that was not possible because of the many campfires down the hill at the campground that filled the house with smoke. Therefore we had to close all the doors and windows at night with the temps being too warm for sleeping without fresh and smoke free air. It made for an uncomfortable stay. With the above information in mind I would ask that the owner reconsider his/her decision NOT to provide air conditioning given that it is actually a must with all the smoke nearby – something that likely occurs every evening. For us, it was so frustrating to spend a lot of money to stay at Lazy Moose, to have it too hot inside, too smoky to have the windows open and then also have to stare at all the mini splits on the wall, all ready to go, but the owner will not allow them to be used. My respectful request is that the owner strongly reconsider and rethink the decision in this regard and allow some amount of A/C so that guests can be comfortable and smoke free.

Thanks so much for staying with us. We have addressed your concerns with the split units several times now over the past few months since your stay and we appreciate your feedback. As we already explained, we cannot offer an amenity that the homeowner wishes to not be utilized. Most homes in our area do not have any kind of in home cooling, and open windows are extremely typical here given our altitude and fair summer weather, especially at night. Smoke can certainly be a common factor here during the summer months, given the yearly wildfires we endure and the winds that bring them into the area that are completely out of our control, just as the occasional campfire down the street. It's a risk that should be considered when booking a trip to the rural Rockies. Again, we appreciate your feedback - Grand Mountain Rentals

The home was very clean, located in a great neighborhood and as described. A few things to note, there is construction going on next door which renders the back patio with the fire pit and outdoor patio table pretty useless. It’s clear the owner does use the property and half of the kitchen cabinets and closest are locked with the owners personal items. Lastly, they expect you to drive your garbage a few miles to town at check out and toss in the dumpsters. That’s extremely unreasonable for the price you pay with cleaning fee. All that said, the location and home were nice and we would rent again.

While any construction in the neighborhood is outside of our control, we do make sure to note it in the home’s listing so guests are aware in advance. The owner does keep some personal storage in the property, but there is still ample cabinet space available for guest use.

As for trash removal, it’s a community-wide policy in Grand Lake and not something set arbitrarily. Our housekeepers travel between multiple homes each day and transport clean linens in their vehicles, so carrying guest trash simply isn’t an option. In your case, a significant amount of trash was left behind rather than being taken to the dumpster, which added to our team’s workload.We value feedback and always appreciate when it’s shared accurately and constructively. My family enjoyed their stay in this house. The house is beautiful and has wonderful views of the mountains. It is close to both Grand Lake and Rocky Mountain National Park. They had a deer who spent several days sleeping in the backyard. They even named him.

The house is brand new, very modern and quite comfortable. The kitchen is well-equipped and the furnishings are comfortable. The Master Bedroom suite is spacious witth a great bathroom including a soaking tub and all-in shower. Loved parking in the garage. The house is not as private as the picture depicts. In fact, the area is quite dense, and there is ongoing construction next door...literally only feet away. Unfortunately, the next door construction was not mentioned in the listing, and we had to put up with the noise and dust. So if you are looking for privacy and quiet, this is not your house.

This house was perfect for our stay with a family of 6. This is a new and modern home that is loaded with features for a great stay. The photos provide an accurate view of the design and high quality features and it was very clean. Everything about this house was top notch. It has great views of the mountains from inside the house and the large front porch. All of the features were clearly labeled for easy use (ceiling fans, electric blinds, fire place, etc.). When we go back to Grand Lake again, this will be our first choice for homes to rent. There is construction behind the house, but it did not have any impact on our stay. If you like clean, modern, high quality features, super comfortable beds, a big front porch and great views of the mountains, you will like this house.
